Long Barn Terms & Conditions
General:
(a) No smoking in the house please.
(b) Well behaved dogs are allowed by agreement, provided they are not left unsupervised in the house, are kept off furniture and are not allowed access upstairs. The owners reserve the right to access the house and remove any dog left unattended in the house.
(c) The house sleeps a maximum of 4, unless agreed otherwise in advance. The number occupying the house must not exceed the number agreed at the time of booking unless by prior agreement.
Booking:
(a) Booking – 25% of rental fee is payable at the time of booking to reserve the house. The balance should be paid 8 weeks prior to your arrival. If the booking is within 8 weeks of the start of your stay you will be asked to pay the full amount. Receipt of deposit by guests will be an indication of acceptance of these terms and conditions. Please note that your booking is not guaranteed until receipt of initial payment and confirmation of this by us.
(b) For larger groups and/or non-family groups, that have not stayed at Dunskiag before, we routinely request a good housekeeping deposit up to the same value as the booking deposit (25% of total booking cost). This falls due 8 weeks prior to the arrival date at the same time as the booking balance is due. Whilst we would not expect any deduction to be made from this deposit, should the T&C’s or general instructions, found in the house, be broken by clients or should the property not be left in approximately the same condition as you find it on arrival then the entire deposit will be forfeit. We, or our agents, will be the sole arbiters of whether this criteria is fulfilled.
(c) Booking – cancellation charges: Should it be necessary for you to cancel your booking the following cancellation charges will apply:
(i) Cancellation more than 8 weeks before – 25% of total rental.
(ii) Cancellation less than 8 weeks before – 100% of total rental. Where a good housekeeping deposit is required this will be refunded in full irrespective of when the cancellation is made.
(iii) However in the event that the dates are re-let at full price, all monies paid will be refunded less a 10% administration charge.
(iv) Note: We recommend that you have holiday insurance.
Arrival and departure:
(a) The house is usually ready by 4.00pm. Checkout time is 10.00am of the day of departure.
(b) You are requested to leave the house in the same condition that you find it on your arrival.
Damage & Injury:
(a) Please advise us of any damage/breakages etc. so that repairs or replacements can be effected for the next guests. You will be expected to look after the house, fixtures and fitting and will be considered liable for anything other than trivial damage/breakages. We, or our agents, will be the sole arbiters of what is ‘trivial’.
(b) Dunskiag Long Barn offers some facilities that, under certain circumstances, may cause potential harm / injury. This includes BBQ, sauna and hot-tub. These facilities are offered in good faith that they are in good working order. It is the responsibility of guests however to satisfy themselves that this is the case. Should they have any doubt regarding this they must desist from using said facilities and advise the owners of this fact. If guests, for any reason, have concerns or wish these facilities put out of usable action then the owners will, without delay, ensure this is done. This may include draining the hot-tub of all water, de-activating the sauna or removing the BBQ.
Liabilities:
(a) Information provided to guests both prior to and after booking is given in good faith, and we will, as far as possible, make sure it is accurate. However we shall not be liable for any damage or loss resulting from information given orally or in writing.
(b) We will not accept liability or responsibility for any accident or injury to you, your family or friends, or loss or damage to personal property, however caused, during your stay.
(c) In the unlikely event that Dunskiag Long Barn becomes unavailable due to storm, flood, fire or other unforeseen causes beyond our control, our responsibility and financial liability shall be limited to the return of monies received.
(d) Dunskiag Long Barn is on a private water supply. The water is of excellent quality and the standard is monitored and regulated by the local authority. On rare occasions the demand can exceed supply. If this occurs then the owners will provide reasonable quantities of fresh bottled water for the purposes of drinking & cooking. Arrangements may be offered for washing facilities elsewhere locally. The owners will reimburse guests 2.5% of the full rental costs for each full 24 hour period that water is not available through the taps. The owners will not be liable for any other costs beyond those itemised above.
(e) Facilities in any home, by their very nature, are liable occasionally to malfunction. All facilities at Dunskiag Long Barn, unless advised, are offered in full working order. In the unlikely event that there are faults with any of the facilities (including, but not restricted to, cooker, oven, TVs, music systems, boiler, hot water immersor, hot-tub, sauna, lighting, heating etc) the owners will endeavour to rectify any faults as quickly as possible. The owners will not however be liable for any financial compensation as a result of these facilities being temporarily unavailable.
